Living at Bear Creek has given me (and my mom!) real peace of mind. The gated entry + security cameras make me feel safe walking in at night. I love that I have my own room too! It's quiet, cozy, and perfect for studying. It honestly feels more like a home than student housing.
Some of my best memories at Baylor so far have happened around the fire pits at Bear Creek. It’s super easy to meet people here whether we’re grilling, doing a Bible study outside, or just hanging out. The outdoor spaces are way better than any other place I looked at in Waco.
This was one of the few places I found that had both nice, renovated homes and rent I could actually afford. I share a room with a friend and we split the cost—it’s such a good deal. Plus, I love having a garage for my bike and gear. It’s student living done right.
Can I apply online?

Can I be my own guarantor?
A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.
What paperwork is required with a guarantor?
The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.
When is a guarantor required?
All residents require a guarantor to complete the guaranty agreement.
What is an individual lease?
An individual lease provides each resident with their own separate lease agreement and responsibility for his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).
Can I setup recurring payments?
Yes! Save time in the future and never miss a rental installment by setting up recurring payments in the resident portal on the Carbajal Realty website. You just need a few minutes and your checking account or card info to setup payments. If you need guidance simply call Carbajal Realty at 254-235-8343.
How can I make a payment?
We accept credit cards, debit cards and ACH payments online through the Carbajal Realty website. We are unable to accept cash.
What is an installment?
The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 – July 1. These installments do not represent a monthly rent amount and are not prorated.
When are the installments due?
Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.
Are there insurance requirements for signing a lease at the community?
Yes! Bear Creek At Baylor requires all residents to obtain minimum coverage of $100,000 in Legal Liability to Landlord (LLL) insurance. There are multiple options to satisfy this lease requirement:
Option 1:
Residents can purchase the policy of their choosing so long as it satisfies the minimum insurance requirements above as further described in the Required Insurance Addendum made a part of the lease. Residents must submit proof of acceptable insurance to Carbajal Realty via email.
Option 2:
If you do not provide proof of insurance with the requisite coverage, Carbajal Realty may satisfy the insurance requirement for you by placing coverage for your unit under a LLL policy as described in the Required Insurance Addendum found in your lease. You will be charged a monthly premium, taxes and an administrative fee for, among other things, the expense of processing monthly payments and administering the program.
Am I allowed to request a specific unit?
You can list your preferences on your housing application, and we will place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your lease was received.
Can I request specific roommates?
Yes! You can request to live with certain roommates in a house or a shared bedroom, if applicable.
Do you have a roommate matching service?
Not yet. Most of our residents look for friends and fellow student with similar interests to partner up with before applying. If you do not have anyone to partner with, living in the same home can be a great way to get to know new people. Because the bedrooms in our homes have entrances from both the outside or the inside common area, you decide how much or how little you want to interact with your fellow roommates. All our homes are single sex; none are co-ed, so everyone feels comfortable coming and going.
Who manages Bear Creek at Baylor and handles resident support?
Bear Creek is professionally managed by Carbajal Realty, who handles day-to-day financial and maintenance operations. We’ve also partnered with Becky Bernardes-DeGracia, the Waco Mama Bear, to serve as a resident advocate. Together, they help ensure any issues are handled quickly, personally, and with your student’s best interest in mind.
Bear Creek At Baylor is a gated community with a locked, code-restricted entrance. Each home includes a monitored security alarm, outdoor security cameras, and a concrete storm/tornado shelter that can hold up to 10 people. We’ve designed the property with student safety as a top priority.
Can I store my things at Bear Creek over the summer?
Yes! Students who renew their lease by January can store their belongings in a locked garage on-site at no cost. If you commit later, summer storage is still available for just $100. No need for moving trucks or off-site units — just walk your things a few feet from your room and you’re done.
