APPLICATION PROCESS

Can I fill out an application online?
You can access the online application by clicking the “Apply Online” link at the top of every page. This link will take you directly to the application page for Bear Creek on the Carbajal Realty website. If you encounter problems with the link, reach out to Carbajal Realty by phone at 254-235-8343.

GUARANTOR

Can I be my own guarantor?
A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.
What paperwork is required with a guarantor?

The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

When is a guarantor required?
All residents require a guarantor to complete the guaranty agreement.

INDIVIDUAL LEASES

What is an individual lease?
An individual lease provides each resident with their own separate lease agreement and responsibility for his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

LEASE TERM AND RENTAL INSTALLMENTS

Can I setup recurring payments?

Yes! Save time in the future and never miss a rental installment by setting up recurring payments in the resident portal on the Carbajal Realty website. You just need a few minutes and your checking account or card info to setup payments. If you need guidance simply call Carbajal Realty at 254-235-8343.

How can I make a payment?

We accept credit cards, debit cards and ACH payments online through the Carbajal Realty website. We are unable to accept cash.

What is an installment?

The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 – July 1. These installments do not represent a monthly rent amount and are not prorated.

When are the installments due?

Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

INSURANCE REQUIREMENTS

Are there insurance requirements for signing a lease at the community?
Yes! Bear Creek at Baylor requires all residents to obtain minimum coverage of $100,000 in Legal Liability to Landlord (LLL) insurance. There are multiple options to satisfy this lease requirement:
Option 1
Residents can purchase the policy of their choosing so long as it satisfies the minimum insurance requirements above as further described in the Required Insurance Addendum made a part of the lease. Residents must submit proof of acceptable insurance to Carbajal Realty via email.
Option 2
If you do not provide proof of insurance with the requisite coverage, Carbajal Realty may satisfy the insurance requirement for you by placing coverage for your unit under a LLL policy as described in the Required Insurance Addendum found in your lease. You will be charged a monthly premium, taxes and an administrative fee for, among other things, the expense of processing monthly payments and administering the program.

ROOMMATE MATCHING AND REQUESTS

Am I allowed to request a specific unit?
You can list your preferences on your housing application, and we will place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your lease was received.
Can I request specific roommates?
Yes! You can request to live with certain roommates in a house or a shared bedroom, if applicable.
Do you have a roommate matching service?
Not yet. Most of our residents look for friends and fellow student with similar interests to partner up with before applying. If you do not have anyone to partner with, living in the same home can be a great way to get to know new people.

Because the bedrooms in our homes have entrances from both the outside or the inside common area, you decide how much or how little you want to interact with your fellow roommates. All our homes are single sex; none are co-ed, so everyone feels comfortable coming and going.

For Parents

We know you have a million things to worry about when your loved one is off at college, but their living environment shouldn’t be one of them! Bear Creek at Baylor is owned by Baylor parents whose own son lives at Bear Creek. In our unrelenting commitment to students, we give your student (just like our own) the college experience they want and the academic environment they need to succeed – not just in school, but also in life. 

ON-CALL STAFF

We have partnered with Carbajal Realty to be our property manager. They provide day to day financial and maintenance management for Bear Creek at Baylor. Additionally, we have partnered with Becky Bernardes-DeGracia of Waco Mama Bear to be your advocate to make sure we provide service second to none and that issues that affect residents are resolved quickly and in everyone’s best interest. With professional management and maintenance, and support from Waco Mama Bear, we’re always ready to address your student’s needs.

INDIVIDUAL LIABILITY LEASES

You’re only responsible for your student’s rent — never someone else’s! If a roommate transfers or graduates, you have no financial worries.

FULLY FURNISHED, TECHNOLOGY ENABLED

No moving truck needed! All Bear Creek at Baylor homes offer fully furnished units included in the rent. And our community is technology enabled, helping your student stay connected to their coursework, friends and you.

SAFETY FEATURES

It’s always a little bit unsettling to know our children are far from home and no longer under the protective home we created for them. We know that feeling well because our son is 1,200 miles away from us attending Baylor. But fear not, we’ve put your student’s safety and security at the top of our list of priorities. Bear Creek at Baylor is a gated community with access to the property through only one locked and gate code restricted entrance. Each house has a monitored security alarm that can be set while students are in the home or away. There are security cameras that are well marked that record activity on the outside premises of the community.

If a tornado strikes each home is equipped with a concrete storm shelter inside the house that is large enough to house up to ten people comfortably to ride out the danger. We are concerned about your child and care about their safety. We use the same care and concern we give our own child.

SUMMER STORAGE

One of the most unpleasant tasks is storing or shipping a student’s belongings back and forth to school during the summer. It can be a hassle, and it can be expensive. But not for students living at Bear Creek at Baylor. Students who recommit by January to living at Bear Creek at Baylor the following year can store their belongings in one of the designated locked garages.

Students who commit later pay only $100 for summer storage. You no longer need to rent a truck, pack a car or rent an expensive off-site storage facility or hire a moving service. Your student simply walks a few feet outside their bedroom door with their belongings and the “move” is done.
