APPLICATION PROCESS
GUARANTOR
The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

LEASE TERM AND RENTAL INSTALLMENTS
Yes! Save time in the future and never miss a rental installment by setting up recurring payments in the resident portal on the Carbajal Realty website. You just need a few minutes and your checking account or card info to setup payments. If you need guidance simply call Carbajal Realty at 254-235-8343.
We accept credit cards, debit cards and ACH payments online through the Carbajal Realty website. We are unable to accept cash.
The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 – July 1. These installments do not represent a monthly rent amount and are not prorated.
Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

Because the bedrooms in our homes have entrances from both the outside or the inside common area, you decide how much or how little you want to interact with your fellow roommates. All our homes are single sex; none are co-ed, so everyone feels comfortable coming and going.

SAFETY FEATURES
If a tornado strikes each home is equipped with a concrete storm shelter inside the house that is large enough to house up to ten people comfortably to ride out the danger. We are concerned about your child and care about their safety. We use the same care and concern we give our own child.
SUMMER STORAGE
Students who commit later pay only $100 for summer storage. You no longer need to rent a truck, pack a car or rent an expensive off-site storage facility or hire a moving service. Your student simply walks a few feet outside their bedroom door with their belongings and the “move” is done.
